Weather, foot traffic, and seasonal stress take their toll on your lawn. Soil can become compacted, grass may start to thin, and water and nutrients have a harder time reaching the roots.
That’s where The Green Team’s aeration and seeding services come in. Our team uses proven techniques to loosen soil, improve root growth, and fill in bare patches with stronger, more resilient grass.
We stand behind our work with a 100% satisfaction guarantee; if you’re unhappy, we’ll come back and make it right with follow-up treatment.

Signs Your Lawn Needs Aeration & Seeding
If your lawn isn’t thriving, it may be time for aeration and overseeding. Consider working with The Green Team if you experience:
- Thinning grass: Bare or patchy areas can indicate weak grass or aging varieties.
- Dry patches: Spots that stay brown even with watering may result from poor root access to moisture.
- Poor water absorption: The soil may be too compacted if water pools or runs off quickly.
- Heavy foot traffic: Lawns that see frequent use often suffer from compressed soil and worn-down blades.
Get a Lush Lawn with Comprehensive Treatments
Aeration and overseeding is a two-part process that refreshes your lawn’s soil while thickening the existing grass with new growth. This treatment will quickly produce results, so you can enjoy a beautiful lawn this fall. What Is Lawn Aeration?
Lawn aeration is the process of penetrating the soil to allow air, water, and nutrients to reach the grass roots more easily. Over time, the soil becomes compacted and worn down due to foot traffic, mowing, and natural settling, limiting the flow of essential resources. Aeration breaks up this compaction, giving roots more room to breathe. The result is a healthier, stronger, and more durable lawn. How We Aerate Your Lawn
Aeration should be done in late summer to early fall when soil conditions and temperatures support recovery and root growth; brutal hot or cold temperatures complicate the process. Our aeration process includes:- Flagging sprinkler heads or utility hazards
- Using a core aerator to remove plugs of soil if needed
- Overlapping passes for even coverage
- Leaving cores on the lawn to decompose naturally
What Is Lawn Overseeding?
Overseeding means adding new grass seed directly to your existing lawn without tearing up the soil; it helps create thicker, healthier grass while restoring color and improving the lawn’s overall appearance. Overseeding can also introduce newer, improved grass varieties that are more resilient to disease, drought, and seasonal stress. It’s a simple but effective way to refresh your lawn and keep it looking full and vibrant. How We Overseed Your Lawn
Our overseeding process is tailored to the region to ensure each client gets the best grass varieties for the area and that they meet the needs of their specific lawn. The overseeding process includes:- Selecting premium grass seed suited for your lawn type
- Using machines that are calibrated to drop the proper amount of seed while aerating
- Spreading extra seed on the edges
- Comprehensive post-seeding care instructions, including watering and mowing guidance
Benefits of Aeration & Seeding
Together, aeration and overseeding offer a complete solution to restoring and strengthening your lawn. They provide many perks, including:- Improved nutrient absorption: Breaking up the soil allows nutrients to reach the root zone quickly and more effectively.
- Better water penetration: Aerated lawns absorb moisture more efficiently, reducing runoff and waste.
- Thicker, denser grass: Overseeding fills gaps and strengthens the lawn’s overall coverage, creating a vibrant area.
- Reduced weed growth: A thick lawn leaves less room for weeds to take hold and spread.
- Higher drought tolerance: Healthier roots and newer grass varieties help the lawn withstand dry conditions.
Aeration & Seeding After Care
- Begin watering immediately and continue to water. Water 2–3 times every day for the first 2 weeks after seeding. 10–15 minutes each time per area is recommended. Areas that usually need more water include: bare areas near driveways and streets, slopes, areas underneath large trees, and areas exposed to full sun.
- Leave clumps alone. (if Core Aerator was used) Core aeration and seeding will leave clumps of dirt on the lawn. It is best to leave them in place. The clumps of dirt and holes in the soil are seed beds and will dissolve and disappear with time.
- Be patient! Germination can take as long as 21 days or longer. Do not stop watering during this period. Seedlings are very susceptible to drying out and dying because they have not yet rooted into the soil.
- Remove fallen leaves as soon as possible. If leaves remain on the new turf for more than three days, the turf will perish. Using a leaf blower is the best method of removing leaves. If you use a rake, be careful not to pull up grass seedlings.
- Cut watering back after new seedlings have reached a height of two inches. After approximately 28 days, the new seedlings should be at least two inches tall, and watering can be reduced to once a day. Please continue to water!
- Do not cut your lawn. Your existing lawn will look very tall, but this is OK. Once your lawn has reached a height of 4.5 inches (approximately 3–4 weeks), you may cut it back to 3.5 inches. Never cut fescue grass lower than 3 inches. Maintaining this height will help the root system grow deeper and help the turf establish more quickly.
- Weeds germinate as well. It is more important to establish the grass than to kill the weeds at this time. Winter annual weed germination — such as henbit, chickweed, wild garlic/onion, and bittercress — is normal. Weed control herbicides cannot be applied to new turf until it has been mowed at least 3–4 times or after 60 days. We will treat weeds with the last application in the program and again throughout the spring.
- Do not apply any additional seed for at least 3 weeks. Remember that seedlings are just one shoot (leaf blade) until the plants begin to tiller, sometime after 30–45 days. We plant approximately 1,575,000 seeds per 1,000 sq. ft. — more than enough to establish a healthy, thick lawn.
